How to Add Value to Your Home Before Selling

Before thinking about putting your house on the market, it’s worth taking your time to think about the home improvements you could do to get the best possible asking price. We’ve put together a guide that tells you how to add value to your home before selling. 

 

Declutter 

The first thing any seller should do is declutter.

 

The best-looking interiors are the ones that embrace more of the minimalistic look, why? Because there are less distractions. Potential buyers can focus on the space and key architectural features of a room rather than the piles or washing or shelves of dusty ornaments.  

 

Remove any furniture or decorations that look ‘squeezed’ in, as it will help the room to feel and looks more spacious. Things you should be ‘decluttering’ also include everyday day items such as excessive toiletries in the bathroom or piles of shoes by the front door. You could also look at taking down any niche artwork or streamlining your nick-nacks. 

 

You might feel like you’re removing your personality from the house but remember, it’s only temporary. You must prioritise the buyers rather than your own personal taste and style. 

 

Not only will decluttering help to add value to your home, but it will also make moving that much easier as you’ll only be moving with the things you really love and need. 

 

 

 

Tidy Up the Garden 

It’s important to make a good first impression with your garden. For many buyers, the garden can be a sticking point. 

 

Gardens that look untidy often give the impression they are hard to maintain, something more and more people want to avoid. People no longer want large gardens that take a lot of work, hence the popularity of artificial grass over the past few years. 

 

Make sure your grass is cut, shrubs cut back and weeds removed. A well-maintained garden will add value by making your house look well cared for, and in buyers' minds, a well-cared for exterior means a well-kept interior.

 

 

Redecorate 

Redecorating is one of the easiest ways to fresh your home and add value. 

 

A lot of people when viewing a property can’t see past the decor. Even if you love that busy wallpaper or bright red feature wall, others might not. If the decor isn’t to their taste, some people are put off by the prospect of having to redecorate or just can’t picture themselves living there. 

 

When choosing a colour, go for neutral tones such as white or cream, as I will make the space feel bigger and brighter and also make the room feel cleaner and fresher too. 

 

 

Fix Superficial Problems

When trying to add value to your home, you don’t have to break the bank, fixing superficial problems can make all the difference. 

 

Although these small fixes are unlikely to be the deciding factor in a house sale, these superficial factors can give the impression that the house is run down or hasn’t been looked after if not addressed.  

 

Superficial fixes might include: 

 

  • Broken lightbulbs
  • Dripping taps
  • Peeling wallpaper or paint
  • Squeaky doors 
  • Mouldy sealant in the kitchen, bathrooms or around window frames
  • Limescale build up on taps and other fittings

 

 

Update the Kitchen 

 

The kitchen is one of the key spaces that buyers pay attention to as it’s often the thing they will choose to replace first or buy a house because of. 

 

If your kitchen is looking tired or dated, it’s worth spending the money to update it. Spending £5000-10,000 on a new kitchen can add twice as much value onto your property, but not everyone has that sort of money to spend.

 

Other ways to update your kitchen could be changing the worktops, painting the cabinets, re-tiling or updating fixtures and fittings like cabinet handles or the sink. 

 

 

 

Refresh the Bathroom  

Although not as important as the kitchen, the bathroom is again another key space potential buyers look at when deciding on whether to put in an offer. 

 

Even if you don’t do a complete refurb, re-grouting, removing limescale, replacing taps or old shower curtains, are all small things you can do to refresh the bathroom.

 

The bathroom needs to look clean and fresh more than any other room in the house so consider adding a lick of paint to the walls but always go for neutral tones to give that sense of space and cleanliness.
