Good News for Tenants
During 2019 the Government brought in the tenant fee ban so there are no fees when you apply for a new rented home.
Tenant Fees:
Before the tenancy starts (payable to TLC Yorkshire Property Ltd 'the Agent')
Holding Deposit: 1 week's rent
Then just before move in the balance of the first months rent and the-
Deposit: Rent Under £50,000PA = maximum 5 week's rent
Deposit: Rent Over £50,000PA = Maximum 6 week’s rent
During the tenancy (payable to the Agent)
Payment of up to £50 inc VAT if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate is charged daily
Payment of up to £50 inc VAT for the reasonably incurred costs for the loss of keys/security devices unless cost of remedy is greater
Pets will be considered at this property. This may incur an additional cost of up to £100 per month.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
Early Termination Fee = £499 + Cost of tenant find (e.g. £250 on a fully managed property) (See Landlord Fees)
Company Let Admin Fee = £350
During the tenancy (payable to the provider) if permitted and applicable
Council Tax; Utilities - gas (or other fuel), electricity, water, sewage, green deal charges; Communication Services - television licence, telephone (other than a mobile telephone), the internet, installation of and subscription to cable or satellite television
Tenant Protection
TLC is a member of Safeagent which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme. You can find out more details on the agent's website or by contacting the agent directly.
Pre 1st June 2019 Fees – Our fees charged BEFORE 1st June 2019
Landlord: Tenant Find Only = 1 months rent. Premium Full Management = 12%. Additional Inspection = £100.
Tenant Fees: Free to Apply. £350 Admin Fee to successful application only. Hold deposit = half the first month’s rent. Additional Pet Deposit = £100.
